the budget and schedule in accordance with both the owner's requirements
and the location of the project. The preconstruction phase is

The preconstruction period of the project is the optimum time to establish
the project team. At this time the architect, engineers and contractors
are assigned to the team for a coordinated and focused approach to

The preconstruction
phase also should include developing the Guaranteed Maximum Price
(GMP) for the project. This price will include all costs associated
with the project as well as a Guaranteed Schedule.
